From your first search to the handover of the keys
We guide your entire purchase: finding a home that matches your requirements and wishes, the bidding strategy, the negotiation and the offer, the legal review of the documents and everything after that until the key is in your hand. For €495, and only if you actually buy the home.
- No cure no pay: if you buy nothing, you pay nothing
- Data-driven, based on officially registered sale prices
- We run the negotiation and submit the offer
- Legal review of the purchase agreement and its annexes
- One fixed amount. No commission (percentage of the purchase price).
€495 · no advance payment, no subscription, no percentage of the purchase price.
A buying agent who decides on facts, not on gut feeling
A traditional buying agent (aankoopmakelaar) in the Netherlands costs €4,365 on average, and between €3,530 and €6,163 depending on your budget. We do the same work for €495, by leaving the viewings to you and spending our hours on the analysis, the negotiation and the paperwork.

Finding the right home
You tell us what you are looking for: budget, neighbourhood, floor area, garden, energy label, the things you will not compromise on and the things you will. We follow the market, filter out what does not fit and send you the homes that do, with our valuation attached. That way you know whether the asking price is realistic before you even view the place.
€495 · NO CURE NO PAY-
Bidding strategy and negotiation
Together we work out what the home is really worth and which offer fits that. We then speak to the selling agent, negotiate on your behalf and submit the offer, with the conditions and the transfer date you want.
-
Legal review of the documents
We read the purchase agreement and every annex: easements, chain clauses, the deed of division and the owners association file for an apartment, the Land Registry ownership information and the resolutive conditions. We check everything before you sign.
-
Through to the handover of the keys
Once your offer is accepted we keep an eye on the deadlines: the statutory cooling-off period, the financing period, the bank guarantee or deposit and the paperwork at the notary. We check the draft deed and the settlement statement for you and think along at the final inspection.
How does it work?
Four steps from search brief to key.
Introduction
You leave your details below. We schedule a call and go through your requirements, wishes and budget together. Free of charge and without obligation.
Search and assess
We follow the market and send you homes that fit, with a valuation and points to watch. You view them yourself, with our points to watch in hand.
Bid and negotiate
We set the bidding strategy, run the negotiation and submit the offer on your behalf, with the right conditions written into it.
Paperwork and keys
We check the purchase agreement and the notary documents, watch the deadlines and guide you through to the handover of the keys.
€495, and only if it works out
One fixed amount for the full service. No percentage of the purchase price, no advance payment, no hourly rate that climbs the longer the search takes.
No cure no pay: the fee only becomes due once you and the seller sign the purchase agreement, and is only payable once the sale is irrevocable, so after the cooling-off period and once the conditions precedent have lapsed. Payment preferably runs through the notary’s settlement statement. If the sale is dissolved after all, you pay nothing. If you end up buying nothing, our support costs you nothing. There is no end date on the search.
- Searching and assessing what comes on the market
- Valuation based on real sale prices
- Bidding strategy, negotiation and the offer
- Legal review of the documents
- Guidance through to the handover of the keys
The cost of your first bidding advice report comes off the price
Did you buy a bidding advice report from us earlier? Then we deduct that amount from the €495 in full. You never pay twice for the same work.
Worked example for a €19.95 report. If you paid more for a report, that higher amount comes off.
Why we are so much cheaper
We are open about it: we do not do everything a traditional buying agent does. What we leave out is exactly what makes it expensive.
What we do
- Search alongside you for homes that match your requirements and wishes
- Provide a valuation per home, based on officially registered sale prices
- Send you a list of questions and points to watch before your viewing
- Set the bidding strategy and submit the offer
- Run the negotiation with the selling agent
- Review the purchase agreement and all its annexes
- Watch the deadlines and check the notary documents
- Stay reachable via WhatsApp, phone and email, without running a clock
What we do not do
- Join you on viewings. You go yourself, with our list of questions and points to watch, and call or message us afterwards about what you saw. This is exactly why we charge €495 instead of the national average of €4,365: viewings take the most hours, and otherwise you pay those hours back in the fee.
- Work on a percentage of the purchase price. Our interest should never be that you pay more.
