A buying agent who decides on facts, not on gut feeling

A traditional buying agent (aankoopmakelaar) in the Netherlands costs €4,365 on average, and between €3,530 and €6,163 depending on your budget. We do the same work for €495, by leaving the viewings to you and spending our hours on the analysis, the negotiation and the paperwork.

Finding the right home

You tell us what you are looking for: budget, neighbourhood, floor area, garden, energy label, the things you will not compromise on and the things you will. We follow the market, filter out what does not fit and send you the homes that do, with our valuation attached. That way you know whether the asking price is realistic before you even view the place.

  • Bidding strategy and negotiation

    Together we work out what the home is really worth and which offer fits that. We then speak to the selling agent, negotiate on your behalf and submit the offer, with the conditions and the transfer date you want.

  • Legal review of the documents

    We read the purchase agreement and every annex: easements, chain clauses, the deed of division and the owners association file for an apartment, the Land Registry ownership information and the resolutive conditions. We check everything before you sign.

  • Through to the handover of the keys

    Once your offer is accepted we keep an eye on the deadlines: the statutory cooling-off period, the financing period, the bank guarantee or deposit and the paperwork at the notary. We check the draft deed and the settlement statement for you and think along at the final inspection.

No cure no pay: the fee only becomes due once you and the seller sign the purchase agreement, and is only payable once the sale is irrevocable, so after the cooling-off period and once the conditions precedent have lapsed. Payment preferably runs through the notary’s settlement statement. If the sale is dissolved after all, you pay nothing. If you end up buying nothing, our support costs you nothing. There is no end date on the search.

Why we are so much cheaper

We are open about it: we do not do everything a traditional buying agent does. What we leave out is exactly what makes it expensive.

What we do not do

  • Join you on viewings. You go yourself, with our list of questions and points to watch, and call or message us afterwards about what you saw. This is exactly why we charge €495 instead of the national average of €4,365: viewings take the most hours, and otherwise you pay those hours back in the fee.
  • Work on a percentage of the purchase price. Our interest should never be that you pay more.

What does no cure no pay mean exactly?
You pay the €495 only if you actually buy the home. The fee becomes due once you and the seller sign the purchase agreement, and is only payable once the sale is irrevocable: after the three-day statutory cooling-off period and once the conditions precedent have lapsed. In most cases the payment simply runs through the notary’s settlement statement. If the sale still falls through on your financing or the structural survey, you pay nothing and we carry on searching at no cost. Until then our support costs you nothing: no advance payment, no subscription, no hourly rate.
Why is it so much cheaper than a traditional buying agent?
Two reasons. First, we work independently and do not have to pay high fees to a trade association. Second, we do not join you on viewings. Those viewings are precisely what take a traditional buying agent the most hours, and those hours are baked into the fee. We spend our time on the analysis, the bidding strategy, the negotiation and the legal review, which is how we keep the fee at €495.
I already bought a bidding advice report. Do I pay twice?
No. Whatever you paid for your first bidding advice report comes off the €495 in full. If you bought a €19.95 report, you still pay €475. Use the same email address you used for the report, so we can match the two easily.
What does the legal review cover?
We read the purchase agreement and all its annexes before you sign: the resolutive conditions, the transfer date, the deposit or bank guarantee, easements and chain clauses, the Land Registry ownership information and, for an apartment, the deed of division and the owners association file. We explain what it says, point out what does not belong in there and have it amended. Later we also check the notary's draft deed and settlement statement.
Who does the negotiating?
We do, on your behalf. Together we set your maximum and the strategy, and we then speak to the selling agent. We submit the offer itself as well, with the conditions and the transfer date you want. You never have to negotiate yourself, and of course you decide on every offer we put forward.
Do you work across the whole of the Netherlands?
Yes. Because we work with data and do not need to visit the properties in person, we are not tied to a region. Our database covers the whole country.
Can I buy just a bidding advice report instead?
Certainly. If you have already found the home and only want to know what to bid, a bidding advice report from €19.95 is enough. Decide later that you want full support after all, and the amount you paid for that report comes off the €495.
